Getting started at Outpost Orchard is easy. Start by visiting our Floor Plans page, selecting your desired layout, and clicking “Availability.” From there, you can view available options, choose your home by clicking “Select”, enter your lease preferences (such as move-in date and lease term), and then click “Apply Now” to continue through our secure application process.

As part of our process, applicants are required to provide a government-issued photo ID, income verification such as pay stubs, offer letters, or tax documents, and any additional documentation needed to verify application information.

To qualify to rent a home at Outpost Orchard, applicants must meet the community’s income qualification standard of 2.5 times the monthly rent. Income is generally based on gross monthly earnings and is verified during the screening process.

We offer flexible lease terms from 7 to 15 months to accommodate different needs. Please note that lease terms shorter than 12 months include a $200 monthly short-term lease premium.

To help maintain a well-managed community, subletting is not permitted at Outpost Orchard. Only residents listed on the Lease Contract and approved by management may live in the home.

Yes, to help support a secure and well-cared-for community, renters’ insurance is required for all residents at Outpost Orchard. Coverage must include a minimum of $300,000 in personal liability and be maintained for the entire lease term. Residents may obtain coverage through a provider of their choice or enroll in Asset Protect through the property.

Before your lease ends, you’ll receive a renewal offer that can be reviewed and signed online through the Resident Portal.

No, Outpost Orchard is a market-rate community and does not offer affordable housing options at this time. If you have questions about current availability, pricing, or advertised specials, our leasing team is happy to walk you through your options and help you find the best fit.

Yes, there is a $65 application fee per person, along with a $150 administrative fee. These fees cover the application process and help ensure your new home is ready for you.

To help make move-in day feel smooth and organized, you’ll receive a Welcome Letter before move-in with helpful details and step-by-step instructions to guide you through the process.

We encourage you to make your home feel comfortable and your own. Any alterations or modifications do require written approval, though small nail holes, for example, for hanging pictures or mounting TVs, are generally permitted.

We understand that plans can shift. Early lease termination may result in reletting charges, applicable early termination fees, concession chargebacks, and continued rent responsibility, as outlined in the Lease Contract.

A minimum of 60 days’ written notice is required prior to move-out, unless different terms are outlined in the Lease Contract.

When it’s time to move out, we’ll guide you through the required steps. You’ll need to submit written notice, vacate the home by the specified date, return all keys, and leave the home in clean condition.

If applicable, security deposit refunds are issued within 60 days of lease termination. Please note that participation in a deposit waiver program replaces a traditional security deposit and is non-refundable.

Before move-in, you’ll be asked to provide a security deposit of up to one month’s rent. Eligible residents may choose a deposit waiver program in place of a traditional deposit.

No, utilities are not included in rent and are billed based on usage. Charges are handled through a third-party utility billing provider and are conveniently paid along with rent, with services sourced from Baldwin EMC and Riviera Utilities. Residents do not need to set up utilities in their own name.

For your convenience, you may select any Wi-Fi provider available in the area that services Outpost Orchard.

You can easily pay your rent online through the Resident Portal.

Yes. Additional fees include a $75 lifestyle fee, $8.50 for pest control services, and a $5.50 utility billing service fee, as outlined in the Lease Contract. These fees help maintain community services and everyday comforts for residents.

Yes, each home at Outpost Orchard includes parking with an attached garage and driveway, giving you convenient access right at home. All vehicles should be parked in accordance with the Lease Contract and community parking guidelines.

We’re happy to welcome guests at Outpost Orchard. To help maintain a comfortable community, please note that extended or repeated stays that would constitute residency are not permitted unless the guest is listed as an approved occupant on the lease.

At this time, EV charging stations are not available in the community.

When something needs attention, you can submit a maintenance request through the Resident Portal, making it easy to let our team know how we can help.

Emergency maintenance concerns are addressed as quickly as possible. Non-emergency requests are handled during regular business hours and are generally completed in the order they’re received, helping ensure each request gets the attention it needs.

Yes, pets are welcome at Outpost Orchard. We’re proud to be a pet-friendly community that supports comfortable living for both residents and their pets.

Yes, a one-time pet fee of $300 applies for one pet, or $500 for two pets. Monthly pet rent is $25 per pet, with a maximum of two pets allowed per home.

Out of care for our residents and their pets, breed restrictions do apply at Outpost Orchard. Restricted breeds include Pit Bulls, American Pit Bull or Bull Terrier, American Staffordshire Terrier, Doberman, Rottweiler, Akita, Wolf Hybrid, Chow, Presa Canario, Great Danes, Saint Bernards, Huskies, Ridgebacks, birds, monkeys, ostriches, exotic animals, and any animal with a prior bite history.

Your home at Outpost Orchard features a versatile layout with a private patio or balcony, giving you and your pet extra space to spread out and enjoy everyday life at home.

At Outpost Orchard, you’ll enjoy a thoughtfully curated collection of amenities that make everyday living feel easy and comfortable. From the resort-inspired pool and modern fitness center to the spacious sundeck and welcoming clubhouse, each space is designed with your lifestyle in mind.


The community also offers private garages, off-street and covered parking options, curbside trash collection, and professionally maintained landscaping, all supported by an on-site management team, skilled maintenance staff, and 24/7 emergency maintenance services. Yes, every home at Outpost Orchard includes an in-unit washer and dryer, making it easy to take care of laundry on your own schedule.

At this time, Outpost Orchard does not offer designated bike storage facilities. You’re welcome to store bicycles inside your home or in your garage, if applicable.

Homes at Outpost Orchard are wired for high-speed internet. You can choose from available internet service providers in the area and set up service directly in your name.

Your packages are delivered directly to your home by the carrier for added convenience. To help ensure a smooth delivery experience, we encourage you to monitor tracking updates, as the community cannot be responsible for unattended packages.

You can choose from spacious 2, 3, 4, and 5-bedroom homes at Outpost Orchard, with flexible layouts that make it easy to feel comfortable and settled at home.

Yes, you can view a virtual tour of the community and select homes through our Virtual Tour page. When you’re ready, you’re welcome to reach out to our team to schedule an in-person tour and see the community in person.

At this time, furnished homes are not offered at Outpost Orchard. All homes are leased unfurnished, giving you the freedom to make the space truly your own.

Yes! We periodically host resident events and activities designed to bring neighbors together. When events are scheduled, you’ll receive updates through email, the resident portal, and on-site signage so you can stay in the loop.

While there are no specific quiet hours outlined in the lease, we ask that residents be mindful of noise levels at all times. Excessive noise or disruptive behavior is not permitted, as outlined in the lease.

Noise concerns may be reported to the leasing office during regular business hours. For situations that occur after hours and require immediate attention, residents should contact local non-emergency services.

Residents at Outpost Orchard have access to nearby schools within the Foley community, including Foley Elementary School, Foley Middle School, and Foley High School.


Living at Outpost Orchard places you close to the best of Baldwin County, from local shops and dining in the historic downtown area to popular destinations like OWA Parks & Resort, Tanger Outlets, and the Gulf Shores beaches. For outdoor time, nearby spots like Graham Creek Nature Preserve are a great place to enjoy trails, kayaking, and open green space year-round.

 

When it comes to getting around, commuting is simple with easy access to Highway 59 and the Foley Beach Express, helping you connect to surrounding areas and the coast with ease.

To help support a comfortable living environment for everyone, smoking is prohibited inside residences and may be restricted in common areas, as outlined in the lease agreement.
